Before you decide

What people ask before they decide.

The questions buyers and landowners ask us most, answered plainly.

01

Buying an apartment

Which areas of Dhaka do you build in?

Only in Uttara, and only in RAJUK approved areas. Every current and completed project is listed with its address on the projects page.

What apartment sizes do you offer?

Sizes vary by project. Each one is published on the projects page alongside its storey count, so you can compare them without having to ask.

Are apartments currently available?

Availability changes, so the honest answer is to ask. Projects marked Ongoing are under construction; Ready means complete or near complete; Sold means fully allocated at the time of listing.

Do you help with home loans or financing?

We are not a lender and we do not arrange finance. What we can do is set out the payment schedule for a specific apartment clearly and in writing, so you or your bank can assess it properly.

02

Projects and site visits

Can I visit a project before deciding?

Yes, and we recommend it. Visits are guided by the Archtech team so you can check the approach road, parking, entry, surroundings and construction progress. Allow about an hour per building.

How do I arrange a site visit?

Call either office number, email us, or send the enquiry form. We will suggest a time that works for both sides. Bring whoever else is part of the decision. It saves a second trip.

What are the interactive 3D previews?

Several projects have a browser-based 3D model you can orbit, with day and evening lighting and the ability to focus on a floor. No download or plugin is needed.

Are brochures available to download?

Brochures and project briefs are published on the projects page where they are ready. For the remainder, request details and we will send whatever exists.

03

Documents and handover

What documents should I ask to see?

The approved building plan, the land ownership documents and chain of title, the booking or allotment paperwork, and the deed of agreement. Our process page explains what each covers.

Should I use my own lawyer?

Yes. We recommend it to every buyer, including our own. Land documentation in Dhaka rewards an independent review, and a developer’s lawyer is not acting for you.

What happens at handover?

A final walkthrough covering apartment finishes, common areas, utility readiness, and the documentation residents need. Anything outstanding is noted at that walkthrough and worked through with you.

Do you handle interior work after handover?

We support interior planning for buyers who want help shaping the apartment after purchase: room function, finish direction, lighting and storage. It is a separate conversation from the purchase.

04

For landowners

I own land in Dhaka. What is the first step?

Send the plot location, approximate size and road width, with basic ownership context. We come back with an honest read on feasibility before either side commits to anything.

What makes a plot suitable for an apartment project?

Plot size and shape against a workable floor plate, the width of the approach road, whether parking can be provided properly, clean ownership documentation, and what comparable buildings nearby achieve.

How long does a development discussion take?

A first feasibility conversation is quick, often a single meeting. Moving through design, commercial terms and approvals takes considerably longer, and we set out an expected timeline in writing.

Is the first conversation binding?

No. A feasibility discussion costs nothing and commits neither side. It exists so you can make an informed decision about whether to proceed at all.

05

Working with us

How quickly do you reply?

Usually within a working day, Saturday to Thursday. The office is open 9:00 am to 7:00 pm and closed on Friday. Messages sent outside those hours are answered the next working morning.

Can we speak in Bangla?

Yes. In Bangla or English, in writing or in person, whichever you prefer.

What happens to the details I submit?

They are used to answer your enquiry. We do not sell contact details, and we do not pass them to third parties for marketing.

Can I speak to someone living in one of your buildings?

It is a fair question and the most useful one on any buyer’s list. Several of our completed buildings are a short drive from the projects under construction, so ask us and we will see what we can arrange.

Is Archtech Builders RAJUK approved?

Yes. Archtech Builders is RAJUK approved. For any project you are considering, ask the office to show you its RAJUK approval papers before you decide.

Where do your building materials come from?

We work with top Bangladeshi brands for our building materials. Ask the office which suppliers a particular project uses.
